Saving Money on Title Insurance in Florida

Clients sometimes remark that title insurance premiums in Florida are more than in the state they moved from.  These rates are set (promulgated) by Florida Statutes.

However, Florida law does provide the party paying the ittle premium with a “reissue credit” or “substitution loan credit ” if a prior owner’s or lender’s title policy is given to the title agent.  The amount of the credit depends on the circusmtnaces of the new closing, the age, and the amount of the prior policy.

While the rules are complicated, an experienced title agent is required to calculate and provide you with these types of credits.  You have every right to ask how the title premium was calculated, and to make sure you received full credit.
